If I buy a house at Sun City Mesquite, am I obligated to join the Homeowners’ Association? Yes, as a purchaser, you automatically become a member of the Sun City Homeowner’s Association AND the Anthem Mesquite Master Association. What are the Assessments at Mesquite? There are two assessments that are attached to each lot: for Sun City Mesquite; for the Master Association.The amounts are billed quarterly in advance. What are these assessments paying for?
The Association is a corporation, established to protect, maintain and enhance the property values of the community.
In Mesquite, these assets are significant:
384 acres of common area, including water features, maintained trails, entry monuments and landscaping. In addition, all residential streets are private. That means that the maintenance and insurance of all lighting, curbing, street surfaces, sidewalks, gutters and sewers are the responsibility of the Association.
The Pioneer Community Center and surrounding areas serves our members and their guests. It is a 30,000+ sq. ft. 2-story building housing an indoor pool/spa, meeting rooms, craft rooms, a state-of-the-art fitness center, locker rooms, administrative area, a lounge, billiard room and catering kitchen. On this same parcel is an outdoor pool/spa, a large parking lot, bocce courts, multi-purpose sport courts, tennis courts and an 18-hole putting course. Assessments must cover the costs of operating this entire amenity area, including utilities, insurance, administration (member services), and maintenance.
Included in these fees is access to the Sun City Mesquite Web Portal. Basic Cable TV is also included in your HOA assessments.
Are there any additional fees?
If you purchase a home in one of the gated neighborhood, there will be an additional assessment, with the amount varying according to the level of private amenities in each.Included in this fee is the cost for the gates themselves and any additional common areas within that neighborhood.
The City of Mesquite has made Anthem Mesquite subject to a Special Improvement District (SID), which will obligate each lot between $35 and $65 per month, depending upon Unit location.This charge is for the municipal costs of allowing the entire infrastructure to be built on the site early.There is the option of paying the entire amount at once, with a minimal pre-payment penalty. The City of Mesquite will answer any additional questions about this subject.
Will there be any extra charges for activities?
Most activities within the Community Center will be free: working out in the Fitness Center, swimming, playing billiards, board games/cards, meetings, etc. However, there may be pay-as-you-go charges for certain programs and/or special events. For example, fitness classes that are led by a contracted professional will have a nominal fee; large parties may have a ticket charge, as will outings that incur transportation/ticket charges. Every effort will be made to keep any additional costs to a minimum through sponsorships and business partner contributions.
Tell me about landscaping requirements.
The front yard landscaping will be installed by Del Webb, but will need to be maintained by the homeowner.
The rear yard will be required to have landscaping (at least the minimum, according to the Design Guidelines) installed within 90 days from the close of escrow.
Anything that changes the exterior appearance of the home or lot requires approval by the Architectural Review Committee. There is a one-time fee charged for the ARC review process, collected at closing.
Can my guests use the amenities?
Yes, with some restrictions. All guests must be accompanied by the host member at all times.There will be nominal guest fees, which are outlined in the Rules & Regulations.
What about children?
Children are welcome to visit at Sun City Mesquite.There will be children’s hours at the pools (identified in the Rules & Regulations), and the guest fee for children will be discounted. There are some additional restrictions on the age requirement for certain areas of the Community Center – again, see the Rules & Regulations for specifics. Also, children may come and stay with members up to 60 days in a 12-month period.
What about RV Parking?
There are no plans for RV parking within the community at this time. There are a number of storage facilities within a few minutes of Sun City, and temporary parking for loading and unloading is permitted.
What about pets?
There is no limit in the Rules about a specific number of pets, but in general, a “reasonable” number of what are considered household pets are allowed. There are other related restrictions: pets may not produce excessive noise, are only allowed outside the home on a leash, and the necessity that any pet waste is picked up immediately.
Am I a member of the Conestoga Golf Course upon buying at Sun City?
No, the golf course is a separate entity that is open to the public; however, reduced green fees and preferential tee times will be provided to Sun City owners/residents.
Can I use my golf cart on the community streets?
Yes, but golf carts are subject to all the “rules of the road,” including proper licensing by the State of Nevada and registering the cart with the Association.
Can I use my own golf cart on the golf course?
Generally, yes; however the golf course may have additional requirements which can be obtained from the golf course operator.
Can I have a garage/yard sale at my home?
No.Only the Association may authorize garage/yard sales, and this is generally done on a community-wide basis once or twice per calendar year.
